General Questions:

How do I make a rental reservation?

To check availability and rates, call our office toll-free at (888) 785-1188, locally at (828) 295-3373 or by clicking here to submit a request.
Can I bring a pet?
No. As much as we love animals, we do not permit any animals on the property. An exterminating fee of $175 will be levied if housekeeping finds evidence of a pet.
What time is check-in and check-out?
On Saturdays, we begin check-in around 4:00PM. If you are in the area sooner, call the office to see if your unit is ready for you. On weekdays, call the office for an approximate check-in time. Frequently, your unit is ready early in the day. Our office is closed on Sundays, so your keys are left in a lockbox outside the office. Call to receive instructions. Check-out is at 10:00AM.
What are the office hours?
We are open on weekdays from 9:00AM to 5:30PM, and Saturdays from 9:00AM to 6:00PM. We are closed on Sundays. If you expect to arrive when we are closed, call the office to receive lockbox instructions.
Do I need a 4-wheel drive vehicle?
4-wheel or all-wheel drive is preferable for all units during snow and ice. You will most likely need this feature for Units 1 and 2, 18-21, and 27-42 if snow or ice is present. Otherwise, general parking is available by the Clubhouse and walking may be in order.
Do you have a pool and hot tubs?
No, we do not have a pool or hot tubs at the resort. Blowing Rock and Boone have very nice public pools. Refer to the Guest Directory in your unit.
What cell phone coverage is there at the resort?
Verizon is the best, although Carolina West also is good. The other national brand cell services should work fine, once you get out on US321.
Can I fish in the ponds?
Fishing is permitted in the larger pond, from the piers only. Get a permit from the office before fishing. The small pond in front of units 12 and 13 is for your viewing pleasure only. You may keep up to five fish per day, per unit. Only two rods are allowed in the water per person.
Do I need to buy a state fishing license?
Not if you will only be fishing in our pond. There are many excellent rivers and streams to fish in around the county. But you will need to purchase a NC state fishing license. Information is available at http://portal.ncdenr.org/web/mf/recreational-fishing-license-types-and-fees.
Do you have discount tickets to local attractions?
Yes, we have discounted tickets to “Horn in the West” during the summer. They may be purchased in the office. Check with the Front Desk to see what other attractions are sold there.
How do I find out about local attractions?
There are brochures in the office and the foyer of the Clubhouse. Our Front Desk personnel are familiar with most of the local attractions. We can also direct you to the Blowing Rock and Boone Chambers of Commerce, and the NC High Country Welcome Center.
Where can I get information about hiking?
Our Front Desk has information about hiking in the area and on the Blue Ridge Parkway.
Do you have internet access?
Yes, we have several internet wireless routers on the property. They are accessible from all units. If your laptop does not automatically connect to one, look for the SMV routers on your list of wireless connections.
How can a family member reach me during my stay?
Since our units do not have telephones, friends and family can get a message to you by calling our office at (888) 785-1188 or (828) 295-3373. If the message is urgent, we will bring it up to your unit. If it is not urgent, the message will be tacked to the message board across the drive from the office.
Do you permit smoking in the units?
No. All of our units and buildings are smoke-free. Smoking is permitted on your front porches only. There are sand filled cans on the front porch for your use.
Can we bring more than one car?
Yes, but parking is limited. If you bring more than one vehicle, please consider parking the extra ones in front of the Clubhouse.
Is there a restaurant or lounge at the resort?
No. But there are many fine dining and drinking establishments in Blowing Rock and Boone. Check the Guest Directory for suggestions, or ask the office for recommendations.
What activities do you provide?
Since our property is small, we do not have many activities at the resort. Fishing in the larger pond is our primary recreation. Ask the office for information about what bait works best. We also have a few sleds to loan out during the winter. For our younger guests, we offer a play ground across the drive from the office.
Do you have any special social events?
Yes. Every Monday we have an owners and guests social hour from 5:00PM to 6:00PM in the Clubhouse. Sodas and a snack are provided; and you are asked to bring a snack or drink to share. We also offer a mid-week luncheon. Everyone is invited to a cookout in the picnic area during warm weather or a pot-luck lunch in the Clubhouse during colder weather. It is held at Noon on Wednesdays, and sign-up is required in the office by Noon on Tuesday. A minimum of ten people must sign up for this event to take place. Signs will be posted in front of the office on Tuesday afternoon to let you know if enough people signed up.
Can I cook, warm, or toast anything in the fireplace?
No. Placing anything in the fireplaces is not permitted. Regardless of the use of the gas logs, cooking, toasting marshmallows, or burning of anything is strictly prohibited. These practices may smoke up the unit and also cause soot to accumulate on the ceilings and walls of the unit. A repainting fee of $500 will be levied if such damage is detected.
Do I need to bring anything special with me?
No. All units contain full linens for the bedroom, bathroom, and kitchen; also a complete kitchen, minus a dishwasher. The kitchens also have a microwave oven, toaster, coffeemaker, range, washer/dryer, and refrigerator. Cable TV is also provided. Enough toilet paper, paper towels, dish detergent, and bars of soap are provided for a long weekend. The guest is expected to provide supplies for a longer stay. You may want to bring your favorite cooking spices, laundry detergent, or a hair dryer.
Are linens provided mid-week?
No. You are expected to wash the towels and linens if necessary. However, cleanings are available for an additional fee. There are also washer and dryer units in all cabins so that you may wash your linens and towels as needed. Washing detergent and dryer sheets are available at front office for a small fee.
What about bears?
We are located in a temperate rain forest, and there are critters. The sighting of a bear is extremely rare, but not unheard of. We also have coyotes, skunks, mink, foxes, ground hogs, snakes, wild turkeys, and lots of deer. Stay clear of any of these animals. They are wild, and can harm you. However, we all love to watch them. So do not try to scare them away. They will move on eventually.
Are the units air conditioned?
Yes, by Mother Nature. We do not have air conditioning units in any of our units. Open the windows and let the cool mountain breezes in.
Are there telephones in the units?
No. There are two telephones provided on the property for free local calls and credit card calls. One is in the foyer of the Clubhouse, and the other is a small “phone booth” across the driveway from unit #32. You may also make quick calls in the office when phones are available.
Are grocery stores and restaurants close by?  
Yes. The closest grocery store is the Food Lion in Blowing Rock. Take a right out of our driveway, and go down Flat Top Rd. to the Stop sign. Turn right, and merge onto US 321 South. Go through two traffic lights and up a slight hill. The shopping center will be on your left at the top of the hill. There are a number of good restaurants in Blowing Rock, and many more in Boone. Consult the Guest Directory in your unit for some recommendations.


Homeowner Questions:


Where can I get a copy of my deed?
We will gladly make a copy of your deed if we have one in our files. Or, you can access the Watauga County Deed Office on the internet at http://www.wataugacounty.org/main/App_Pages/Dept/Deeds/DocSearch/disclaimer.aspx.
How do I change the names on my deed?
Our broker would be glad to assist you, or you can hire your own lawyer to create the new deed. Our broker, Allen Yates, can be reached at (828) 264-5960 or mailto: allen@allenyatesrealty.com.
How do I put my unit up for rent?
Our office will be glad to assist you in renting your unit. Your account must first be up to date. You will be asked to sign a Property Management Agreement, which can be obtained from the office or on the Owners Page of this web site. Owners receive 70% of the collected nightly rates. If rented, your payment will be sent to you around the middle of the following month by our broker.
When are my maintenance fees due?
Annual maintenance fees are invoiced around November 1st every year. They are due by January 31st of the new year.
What dates do my week fall on?

How do I go about selling my unit?
You can attempt to sell your unit on your own, or you may work with our broker. Our broker, Allen Yates, can be reached at

allen@allenyatesrealty.com. Either way, a new deed must be filed at the Watauga County Courthouse.
How can I find available units to buy?
This web site has listings of available units on the Owners Page. Call our office for information about the units or contact our broker, Allen Yates, who can be reached at (828) 264-5960 or mailto: allen@allenyatesrealty.com  to start the purchase process.
When is the homeowners meeting?
All homeowners are invited to the annual meeting, always held on the second Sunday of November.
Can I exchange my week permanently or occasionally?
Occasionally, you may request an In-House Exchange to switch the dates of your stay. The fee is $50 to exchange to a different date, based on availability. Permanent unit swaps are not permitted. You must sell your unit, and purchase a different one.
Do I have to use your broker to sell my unit?
No. Like any real property, you may sell your unit any way you wish. There are businesses that purchase timeshare property. But, be wary of them, and research the company thoroughly before signing anything.
Can I donate my unit to a charitable organization if I don’t plan to use it?
Yes. You can let anyone use your unit. Let the office know who will be using it. You can sign the unit over to a church or other organization. Or, you can let us help by donating the unit to a wounded soldier and family. We work with a contact at Fort Bragg, North Carolina, who finds a deserving wounded soldier and his or her family. This has been a rewarding program for the soldier and owner alike. The soldier and family have a relaxing get-away from the stress of medical recovery and soldier life. Call the office to make these arrangements.
Do you have a place that I can park my RV?
No. Our parking facilities are extremely small. We cannot permit RVs, buses, large trailers, or campers. The office has information about local storage facilities that can be rented.
Do I get a discount on rental rates?
Yes. All owners receive a 25% discount on unit rental rates.
Are there telephones in the units?
No. There are two telephones provided on the property for free local calls and
credit card calls. With the new phone system local and long distance calls are free no
credit card needed.
